Should be an option for 0 stars. House we moved into was absolutely filthy there can’t have been a cleaner. Yet they’ve charged us for cleaning after moving out when we did so ourselves and know that the money will not be put towards cleaning. Moved into a house with mice and were told “it’s just the time of year- it happens”. Also was growing mold in the room which was clearly just painted over and I feel it impacted my physical health. Also I found used pants and a scarf in draws (WERE NOT MINE). sticky door handles, dust everywhere, spider webs, mice. Also lack of communication throughout and after tenancy. Would not recommend.

The house I moved into was clearly not professionally cleaned when i sent photos to the agency showing them the state of my bedroom they brushed it off and blamed tenants that had already moved in? They had not yet been in my room and the dirt was thick and dusty not 'from a party' as they claimed. Not to mention the mould that they had clearly just painted over. Moved out the 30th june was promised deposit on the 30th of July only just received it today (17th august). The deposit had a £220 deduction for cleaning charges despite moving into a dirty house, with rats, and having cleaned it spotlessly before moving out. Additionally new students moved in the day we moved out and the agency claimed they had not viewed the state of our house until mid july therefore it would have been impossible to get cleaners in before the new tenants arrived anyway. Moreover we had a downstairs broken shower which they claimed to have fixed before we moved in yet it never worked the entirety of our year. Our house was given to us 'furnished' this consisted of no bedside tables, broken flimsy chairs as dining chairs, rooms without lampshades and no outdoor seating. The agency lacked communication even went as far as giving the house to new tenants without telling us even after telling us we could rent it another year if we wanted! wouldn't recommend.

A brilliant letting agency. The staff are always very friendly and incredibly helpful. Issues with the property are sorted promptly. By far the best letting agent I've used as a student.

A rare gem of a company! About to renew a property for the second year and couldn't be happier with property itself and TLR agency. All communication with the team has always been super friendly, professional and efficient. Maintenance repairs are always sorted quickly and you can really feel that both the agents and landlord care about their tenants. The best renting experience I've ever had, thank you The Living Room!

Just finished a tenancy with these guys and they are incredibly helpful, punctual and friendly. I also had my deposit returned with some reasonable deductions and was not scammed for any damages as they take very thorough photos of their inventory and any existing damages. Any maintenance repairs were also responded with swiftly with the exception of when parts need to be delivered, other than that, repairs were usually made between 1-2 days. I cannot reccomend them enough. As long as you are fair and stick to the contract, throughly clean when you move out etc, you won't have any problems!

If you're looking to let a place in Cardiff I highly recommend The Living Room. Polly was very professional and helpful when showing me my new place made the process very easy and non stressful. The rest of the team is awesome to Alex was on top of all my request for the unit and always kept me in the loop on what was happening. Of all the company's showing homes The Living Room impressed me more than any other 10 out 10. Make sure to call them if you are looking for a place.

Started the tenancy off really well, great agency to deal with when your looking/moving into a property. However, checkout process was very poor. Distinct lack of communication and trying to get the deposit and the rent rebate back caused a lot of stress. Mainly due to poor communication. I checked out of my flat 10 days before the end of the contract and returned the keys on the understanding that a new tenant was moving in and I was getting my rent rebate and deposit back. The new tenant did move in but I didn't receive my rent rebate or deposit until 4 weeks after the flat had been re-let. My emails were ignored and overall not a good experience.

Moved into a filthy house when we were assured that the place would be clean before we moved in! Slow responses to maintenance issues and lack of communication. Been a month since I moved out and yet no deposit. Had an email outlining deductions for cleaning and maintenance issues when the place was clean and tidy and we were promised that these maintenance issues would not impact our deposit. Horrible agency, would never recommend to anyone, STAY AWAY

Rented with The Living Room for 5 years as a student and can't recommend them enough. Efficient but relaxed lettings agent who were always quick to respond to any concerns that we had and gave us a very personalised experience throughout our time renting through them. No complaints at all!

Been with them for 2 years - and they are a great agency! Professional, very student-friendly, understanding, quick to respond to any issues, and made sure my deposit was returned - therefore great to rent from!
